Project REAP Launches 3P: Pro Player Property with Inaugural "From the Sidelines to the Skyline" Breakfast Featuring NFL Hall of Famer Emmitt Smith
National initiative connects professional athletes to commercial real estate careers and ownership, in partnership with Hampton University Workforce Development Enterprise
NEW YORK, NY — May 5, 2026 — Project REAP (Real Estate Associate Program), the nation's longest-running commercial real estate talent accelerator, launched 3P: Pro Player Property on Friday, May 1, with an inaugural breakfast event, "From the Sidelines to the Skyline," hosted at ICSC headquarters in New York City.
The program opened with remarks from Tom McGee, President and Chief Executive Officer of ICSC, and Erica-Nicole Harris, Board Chair of Project REAP.
The morning convened NFL Hall of Famer, commercial real estate developer, and investor Emmitt J. Smith, CCIM, alongside current and former professional athletes and senior commercial real estate leaders for a conversation about how athletic careers translate into long-term careers and ownership positions in the built environment.
Smith was joined on the panel by David Mosley, Co-Founder and Chief Executive Officer of 4 13 Solutions, and Dennis Pemberton, Jr., Executive Managing Director of The Dawson Company. The two firms are co-developing a major project together in Florida, giving attendees a direct view of how athlete, operator, and developer collaborate on a live transaction. Mosley also serves on Project REAP's 3P Steering Committee.
Danielle Ash, Partner and Co-Chair of the Impact and Ground Leases Practices at Adler & Stachenfeld LLP, and Taneshia Nash Laird, Executive Director of Project REAP, co-moderated the panel.
"Athletes are wired for what commercial real estate demands — discipline, long-game thinking, team execution, performance under pressure," said Nash Laird. "The energy in that room, and the connections that kept forming over coffee long after the program ended, confirmed what we built 3P to prove. The ask we are now fielding is to do it again. So we will."
The event was co-hosted in partnership with Adler & Stachenfeld LLP and ICSC, both long-time supporters of Project REAP. Hampton University and the Hampton University Workforce Development Enterprise serve as the academic anchor of the 3P program. Glenda Evans, Ph.D., Executive Director of the Hampton University Workforce Development Enterprise, attended the event.
Additional leaders who brought the 3P program and the inaugural event to life include Adler & Stachenfeld Partner Paul M. Schwartz; Jazmen Johnson, President of the ICSC Foundation and a Project REAP board member; and London Kemp, Project REAP board member.
